Shoenberger & Shoenberger, Inc., is a real estate company specializing in residential property management. We have two certified Property Managers who have completed the course work required to hold a Nevada Property Management Permit.
Our property management team includes five full-time administrative employees. Their duties include working with the tenants, vendors, and property owners on a daily basis.
Our inventory of properties is numerous and varied. We manage units in the greater Washoe County area that includes Reno proper, Sparks proper, and the North Valleys. Our units include single-family homes, condominiums, and apartment complexes that range from 2 units to 32 units. We currently manage 650 units and have over 150 owners / clients.

Specialization: We do residential property management and only residential property management. By being focused on only one of the varied areas of property management, we feel it has allowed us to become extremely efficient and competent. This results in our being able to provide the very best of service to our clients.
Cost Savings: We have worked very hard over the years to find the best vendors possible at the most reasonable costs to our clients. We currently have long term relationships with highly professional vendors who charge our clients $35 / hour to $40 / hour for handyman work, general maintenance, and flooring work, which includes carpet, vinyl, and all types of hardwood and tile.
Flexibility: We have a range of management fees from 5% to 10%. Each level is based on the amount of participation, if any, that the owner wants to have in the management of their property. In addition, we are also able to adjust our management style to the specific needs and wants of every individual owner. This can range from owners using their own preferred vendors to adding preferred rental agreement clauses to our rental agreement and much more. We do an extensive three-page questionnaire on each and every owner / property so that it is managed in a style that fits the individual owner's wishes.
Philosophy: I got started in property management by investing in my own residential real estate. I understand, on a very personal level, how important these assets are to each owner. I know what it is like to write a check out of my own checking / savings account because of a vacancy. For that reason, I have hired highly educated, responsible people who are paid well and have a personal interest in the company's success. I realize that good property management is the key to a successful investment.
